Good news for Victorian families
Victorian homeowners can now build a secondary dwelling without a planning permit, on lots over 300m² without environmental overlays. The new dwelling must be at least 60m² and can be used for family accommodation, guest housing, or rental income.
Building permits and ResCode rules still apply, and a secondary dwelling can’t be subdivided and sold separately from the main house — it stays part of the one title. We’ll walk you through exactly what applies to your property as part of our project management service.

How it works, step by step
Every project starts the same way, then splits into two paths depending on how involved you want us to stay.
01 — ENQUIRY AND FEASIBILITY
We check your land is feasible to build on and take the time to understand what you need. This stage ends with a fixed quote for the concept we’ve developed together.
02 — DESIGN
We develop plans suited to your site and your goals, drawing from our 12 existing designs or starting fresh if your block needs something custom.
03 — PERMITS
We manage council approval on your behalf — surveys, drawings, and liaison with council, so you don’t have to chase any of it yourself.
From here, it's your choice
Two ways to build
Once your plans and permit are sorted, you decide how involved you want us to stay.
Full project management
We find a suitable builder in the region you’re building in, obtain the quote, and liaise with the entire project on your behalf — from first pour to final fit-out. You stay updated throughout, but the day-to-day coordination is on us.
Plans and permits only
You purchase the plans, we coordinate the permit, and you bring your own builder. A lower-touch option if you already have a builder in mind or want to manage construction yourself.
